Now is the time of year we are shedding our winter coats and
getting out amongst the sunshine that comes with spring and summer in Colorado.
With the warm weather comes a more than warm real estate market. Many buyers
know they are ready to jump into the market but may not know EXACTLY what they
are looking for. In cities such as Littleton,
here are homes to fit everyone’s tastes but when it comes to picking out a
subdivision, here’s a few general tips make sure you can resell for top dollar.
1. Entrance Wow Factor Buyers love subdivisions with grand entrances. Large
monument signs with brick, along with well manicured common areas go a long way
to help shape perceptions. A good example of this is Grant Ranch in Littleton.
This is why Home Owners Associations are such a double edged sword. On the one
hand, they can be such a pain with their rules and restrictions, and on the
other, they help keep the neighborhood appealing through maintenance of common
areas. 2. The 4 Turn Rule There is a common rule among modern homebuilders called the
4 Turn Rule. If it takes more than 4 turns off of a major street, than the
directions are deemed difficult and it’s a psychological negative. Homebuilders
pay a lot of attention to this detail and its rare to find any home in a
subdivision that doesn’t follow this rule. 3. Close but not too close As one can imagine, having close amenities such as groceries
and other shopping are important but they must not too close. If parking on the
home’s street is affected, its too close. If you can see the parking lot from
your front or backyard, its too close. Ideally groceries should be within ¼ of
a mile but not so close that the senses are affected.
4. Walk this way Given that Colorado is the #1 state for health and fitness,
it stands to reason having parks and trails close by are important. The general
rule is to have a park or trail within walking distance of the home. Places
like Highlands Ranch have been designed with this in mind. There are nearly 70
miles of trails within the city alone! This is one of the top items on many buyer’s
list when shopping for a home.
As the old saying goes, the three most important things when
shopping for a home is location, location, location. By following these rules,
