When is the best time for a consumer to buy a home or sell a home? The truth is, there is no right or wrong answer to when is best to buy at any time of the year. There are both pros and cons to buying and selling at any point of the year for various reasons. Let’s talk about some of them.
Buying in the Fall/Winter.
Consistently the inventory is lower in the winter time than any other time of the year. Why is that? Most of us are like bears. We want to get comfortable and stay warm. Time is spent staying indoors, preparing for holidays with family and friends, and watching football of course! Not too many people want to list their home in the winter and deal with getting a home ready during that time. Also, not too many buyers are out and about looking. Many don’t want to move when it’s 20 degrees outside-not a fan of frost bite. However, on the flip side of that, buyers have less competition with other buyers in selecting properties. Also, if the property has been on the market for a little while, you may be able to offer under the listed price. Talk to your real estate professional about that. For sellers, the pros of listing in the winter is you will typically have motivated and serious buyers. Cha-ching!
Buying in the Spring/Summer
Yes- this is typically the busy season in Colorado. As a seller, this is the time that you more than likely could get top dollar for your home. However, sellers are going to have more competition with other sellers. Buyers are out looking but you will have to make your home stand out from the others to catch the buyer’s eye. If you don’t, just know that an offer contract is set up for the buyer to get out of the contract in several different ways and if they change their mind…yes they will use those ways to terminate. You want the buyer to see your home and be done with shopping. I will touch on how to get your home show ready in my next blog.
As for buyers, you will have more inventory to choose from, but you will have to likely compete with other offers in today’s market and you may have to pay a little more to get that house you are really wanting. If you have that flexibility-GO FOR IT!
As you can see there are reasons to buy or not to buy at any time of the year. You know your motivations. Talk to your real estate professional and get started.
